标准租房合同
因为我当时的房东是没有通过中介出租房子给我的,所以他用的是标准合同版本,今天toronto star要,我扫描了给她,然后我发现网上可以找到PDF的原版,所以在这里给需要的同学使用。

租房合同
应一位同学要求,把租房合同帖上来给她用。
1。 400_Lease_Agreement 2008 blank.pdf,这个是Form 400的2008版本。是用在condo出租使用的。这个文件是空白表格。(这个我没有上传了。和AgreementtoLeaseResidential400.pdf是一样的)
2。 Agreement_edited_final_C_Sommerset.pdf,这个是我房东和新房客签的合同,我把名字等删除了,但是保留了一些有用的信息。他用的是2004年的版本。
3。 Condo Lease Agreement Schedule A.pdf,这个是附件A,主要是保护房东权益的。
4. RENTAL APPLICATION.doc,这个是租客填写的申请表,主要是各种信息。2,3和4都是房东发给我的,让我转发给了新房客。
5. House Residential Lease Agreement- blank.doc,这个是house出租用的,相对condo出租来说简单了一些,属于简单版的。用在申请学校是最合适不过了。(这个是Ben给我的)
顺便说一下,我现在那套房子已经租掉了。这种房子是属于可遇而不可求的。
Schedule A里的内容:(我补充了最后一段是关于提前终止合同的)
Representations: Tenant has read this Lease. All promises made by the Landlord are in this Lease. There are no others.
The Tenant agrees to allow the Landlord or his/her representative to access the property every three month for the purpose of inspection, maintenance, or completion of uncompleted work provided that reasonable notice is give to the Tenant.
The Tenant, if not in default, shall have the option, by written notice, given to the Landlord at least sixty [60] days before the end of the lease term, to renew the lease for a further monthly term on the same terms and conditions, except for allowable rental increase in accordance with the guidelines established under the applicable rent review legislation.
The Tenant agrees to allow the Landlord or his/her representative to show the property to prospective buyers or Tenants during the last two month prior to termination of the lease, after giving tenant at least twenty-four [24] hours notice, and to allow Landlord to affix a For sale or For Rent sign on the property.
EARLY TERMINATION OF LEASE. If the tenant terminates the lease prior to the 10 months lease agreement or does not give 60 days notice prior to move out once the lease has gone month-to-month, the tenant is responsible for rent owed for the remainder of the lease. The landlord will deduct the amount owed from the tenant's security deposit. If the security deposit does not include sufficient funds to cover the amount owed, the tenant is responsible for paying the additional money owed the landlord for the remainder of the lease.
